Method of Sale

Your Choices
When placing your property on the market it is important to choose the most appropriate method of sale. We will discuss the benefits of each of three options to assist you in making the correct choice for your situation.
Private Sale
The property is placed on the open market with a predetermined asking price based on market analysis and discussion between you and your agent. The negotiation skills of your agent are vital to generating a successful private sale – so choosing a skilled, experienced Bushby Property Group agent is the best choice to help secure your sale. Often in the Launceston market the first four weeks of any campaign are the key, and it is vital to generate the most response from potential purchasers in this period with a price that realistically represents top market value without being “over the top”. Rely on the expert advice of your agent and discuss all aspects of a unique marketing plan for your property to get the most interest in your property early in its marketing campaign.
The private sale method allows buyers either to accept the asking price or, more likely, start by making a lower offer. Your agent will handle the negotiations, which will be aimed at raising the offered amount to the predetermined price, or possibly higher, if more than one buyer is interested.
Auction
If you decide to sell your property at auction the agent will set a date for the sale and will coordinate an intensive marketing schedule. This is generally three to four weeks of marketing followed by the auction, although you are able to accept an offer before the auction if you wish.
The point of an auction is to generate competition between prospective buyers and create an opportunity for them to outbid each other. The contract offered generally has no ‘cooling off’ period and you as a vendor (seller) decide the terms of the contract. If your property does not sell at auction there is potential for a sale by private sale in the following weeks due to the interest already generated for the property by the marketing campaign.
Expressions of interest (Tender)
The expressions of interest sales method essentially asks buyers to put forward their highest offer; almost like a “closed door” auction. Tender arrangements are reasonably common for development sites however they are quite rare where residential sales are concerned. The result can be tremendous as many buyers offer a higher price in exchange for amended terms of sale such as delayed settlement, or a smaller deposit.
Everyone has different needs and the expressions of interest method addresses exactly that fact. As it is not a common marketing method for residential property it can concern some potential purchasers – so this method is suitable for some properties but not others. It depends upon your most likely buyer profile and your specific needs.

Maintenance
At Bushby Property Group we provide a complete property management service that incorporates ongoing repairs and maintenance to your valued investment. We offer a 24-hour emergency service and have a list of dedicated tradespeople to whom we contract when repairs need to be carried out. We arrange all maintenance in accordance with your instructions, paying special attention to any guidelines in place regarding maximum expenditure. It is our priority to ensure all repairs and maintenance are carried out in a timely and professional manner.
Routine inspections
We undertake six-monthly inspections on your behalf to ensure your property is being well looked after, as well as optimising capital growth, with advice on regular and preventative maintenance to avoid higher costs.
Rent review
With access to the latest comparative data and a sound knowledge of current market conditions, our experienced team is well-placed to review and provide advice on your rental pricing strategy. Which includes advise on improvements, to achieve a higher rental return.
Lease Renewal
We will consult with you and seek your instruction on lease renewal 90 days prior to the end of the existing lease – meaning you’ll have time to make the right decision for your own needs.
Vacating
When a decision has been made to vacate the property, we will support and advise the tenant in terms of their responsibilities to ensure the property is returned in the same condition it was at commencement, less fair wear and tear. This includes conducting a complete bond inspection and overseeing the release of final funds held in trust by the Rental Bond Board.
