General Repairs
(1) The owner must maintain the premises as nearly as possible in the condition they were on the day this agreement was entered into except for reasonable wear and tear.
(2) The tenant must notify the owner of any repairs needed in respect of the premises within seven (7) days of the need arising.
(3) The owner must carry out any repairs specified in the notice that are not the tenant’s fault within twenty eight (28) days of being notified.
(4) The tenant must carry out any repairs to the premises (including pipes) which are the tenant’s fault within twenty eight (28) days of the need arising.

Urgent Repairs
The tenant hereby agrees should the water, sewerage, grey water and sullage or electricity supplies, or the heating, cooking stove or hot water service ceases to function, (excluding problems caused by electrical fuses, light globes, tubes or tap washers which must be fixed by the tenant) the tenant must notify the owner or his agent as soon as practicable of the need for urgent repair.

Emergency Repairs
If premises are damaged, and if the damage is not repaired further damage is likely to occur as a result, (for example a hole in the roof), then the tenant must notify the owner or his agent as soon as practicable.
