Property Preparation

Signage & QR Codes
At Bushby Property Group we reach prospective tenants via a range of traditional and contemporary promotional channels. Application process
At Bushby Property Group we take the stress out of finding the right tenant for your property by managing the entire application process. Firstly, our experienced team will set the best price range based on comparative rentals and market data to maximise the return on your investment. Variables to consider include the length of tenancy, quality of applications, number of occupants, number of applications, time of year, competing properties, and whether pets are considered or a gardener included.
Then we’ll assess all written applications by completing the necessary identity and credit checks; confirming personal, employment and proof of income details; and verifying personal references. We will conduct interviews with prospective tenants to evaluate their personal situation and outline their responsibilities relating to the rental agreement and care of the property. Of course, you will be consulted every step of the way, you will feel confident we have matched the right tenant to your property.
Tenant placement
We provide a range of specialised lease documents that can be tailored to suit the needs of you and your tenant. For example, you may wish to include a pet agreement or no smoking agreement in the lease. These can be negotiated on an individual basis and included with standard clauses detailing bond lodgement (four times the weekly rent) and a written and photographic condition report.
Rent payment
At Bushby Property Group our policy is to direct debit weekly rental payments from the tenant(s) bank account(s) and we apply zero tolerance to late payments.
Tenant settlement
Upon approval of their application, we provide tenants with a tenant handbook that outlines their role and responsibilities in leasing your property. This ensures that all parties are well aware of their obligations, and we conduct an inspection three months from the commencement of the lease to liaise with the tenant and discuss the care of your property.

Legal Obligation

The company is a member of the Real Estate Institute of Tasmania (REIT) and all property managers are fully accredited and receive regular industry training. This means that we’re on top of our game and can ensure your rental agreement meets all the requirements of the Residential Tenancy Act 1997, Privacy Act 1988 and Anti-Discrimination Act 1998.
Management Documents
Clear communication is the cornerstone of all our client dealings at Bushby Property Group. Prior to taking on the management of your property, you complete a management authority to ensure we fully understand your requirements and can deliver a premium service that suits your needs. In fact, we’re so confident you’ll be pleased with our service that we offer a Guarantee of Service, and if we fail to meet our obligation you’ll receive three months’ free management fees.
Financial Management
We offer a comprehensive financial management service so you can keep track of your investment’s performance without lifting a finger. This includes releasing funds to your nominated bank account within three days of receipt, and sending you a related statement, as well as an end of financial year statement outlining the property income and expenditure.
We can also arrange to have the payment of regular accounts deducted from your rental income as instructed, including council, water and land tax rates; insurance; and gardening and maintenance expenses. At Bushby Property Group we offer a free sales market appraisal by our dedicated and experienced sales agents, and should you need any additional specialist advice, we can put you in touch with people who can help you manage your tax liabilities, leverage depreciation and ensure you have the right insurance to protect your investment.

For nearly a century the Bushby Property Group has responded to the needs of the community it serves – we’ve been there during severe economic downturns and periods of social upheaval such as the Great Depression, Launceston’s flood events, and of course both World Wars.
Our support for the community back then is matched by our support for the community today. Since 2005 our community service program has primarily taken the form of an annual fundraiser, where staff members and the organisation itself contribute to a fund that is directed to orginisations in the community.

Maintenance
At Bushby Property Group we provide a complete property management service that incorporates ongoing repairs and maintenance to your valued investment. We offer a 24-hour emergency service and have a list of dedicated tradespeople to whom we contract when repairs need to be carried out. We arrange all maintenance in accordance with your instructions, paying special attention to any guidelines in place regarding maximum expenditure. It is our priority to ensure all repairs and maintenance are carried out in a timely and professional manner.
Routine inspections
We undertake six-monthly inspections on your behalf to ensure your property is being well looked after, as well as optimising capital growth, with advice on regular and preventative maintenance to avoid higher costs.
Rent review
With access to the latest comparative data and a sound knowledge of current market conditions, our experienced team is well-placed to review and provide advice on your rental pricing strategy. Which includes advise on improvements, to achieve a higher rental return.
Lease Renewal
We will consult with you and seek your instruction on lease renewal 90 days prior to the end of the existing lease – meaning you’ll have time to make the right decision for your own needs.
Vacating
When a decision has been made to vacate the property, we will support and advise the tenant in terms of their responsibilities to ensure the property is returned in the same condition it was at commencement, less fair wear and tear. This includes conducting a complete bond inspection and overseeing the release of final funds held in trust by the Rental Bond Board.
